Diversified farm for sale with housing and farm infrastructure in Glover, VT
The Vermont Land Trust is looking for a farm buyer for the conserved Stone Farm in Glover, as part of our Farmland Access Program. This program is designed to help farmers find farmland to buy more affordably.
If you are a farmer interested in buying this property, you will need to submit a proposal as outlined in the Request for Proposals by February 15, 2026.
This is a competitive process. VLT and an external advisory committee will select the proposal that best meets the criteria to achieve the best outcome for the farm.
Open land, woodland, infrastructure, and housing
The Stone Farm is located near Shadow Lake in Glover, Vermont. The 196-acre property has over 30 acres of open land with prime or statewide agricultural soils, and about 130 acres of managed forest with 30 acres of productive sugarbush.
The farm was owned by Arland Stone until he passed away in 2024; he conserved the farm with us in 2011. VLT purchased the farm in late 2025 to help facilitate more affordable access to the property.
The property has a farmhouse and farm infrastructure, including a two-story barn with manure storage and several sheds.
Conservation and permitted uses
Under the conservation easement, the uses of the land are permanently limited to agriculture, forestry, and non-commercial recreation.
The conservation easement designates a three-acre farmstead complex that includes an existing farmhouse and allows for an additional farm-labor house as well as agricultural structures. It also specifies additional use restrictions for sensitive ecological areas.
